Rent with a 10-year lease will be based on the following types of Jobber Contract. The jobber contract and lease will run concurrently:
Option 1: The rent will be $12,000 NNN if the jobber makes 100% of the fuel profits. The jobber will pay for 100% of the fuel equipment maintenance and 100% of the credit card fees outside and inside the store as well!
Option 2: The rent will be $14,500 NNN if the jobber contract is 50/50 commission, meaning the fuel price is figured at Rack+1 and the profits as well as the credit card fees are split 50/50 between you and the jobber. Fuel equipment maintenance will be 100% responsibility of the Buyer.
Option 3: The rent will be $17,000 NNN if the jobber contract is Rack+1 Contract; with you making 100% of the fuel profits. Buyer will pay 100% of credit card fees inside and outside. Fuel equipment maintenance will also be 100% responsibility of the Buyer.
